When you reach out to Specialty Modular and our team of modular building experts, we’ll guide you through the steps of taking your vision and making it reality. We completely understand that everyone comes to this process at a different spot. Some people are still in the conceptual stage, others are ready for pricing and know what they want, and still others have given up on stick-built options and are now pursuing modular construction, so they’re ready to get down to business.
At Specialty Modular, we are ready to talk to you at no matter what stage of the process you’re at. But to help you visualize what that process looks like and help you get a better understanding of what you can expect for the next step. If at any time during this article, if you want to speak with a Specialty Modular expert, feel free to contact us here! We’re happy to help answer any questions you might have or get the ball rolling on the next step.
Understanding the Client’s Needs
When you’re ready to take the next step, we like to chat with you about what it is that you’re looking for and what that vision is. Typically, we like to get you on the phone and discuss what your business is and what you’re looking to accomplish with a modular building. No matter where you are in the process, it’s always good to just have an introductory conversation about what you want to create and what modular can do to accomplish that.
There are several questions we like to ask to help gauge where you are in the process, even if you’re not sure exactly where you are. It helps us figure out just how far down the road you are. Many of these are simple. Do you have your permits in place that are necessary? Is your site picked out? Do you have budgeting and finances set up? When do you want to have your project completed? How many people will be using the facility?
All of these questions help us understand what you’re looking for and identify any immediate hurdles we might need to address. For example, if you do not have your finances in place, when do you think that will be? Also, your finances and budget help us understand what kind of features you might be looking for. But, once we have this initial conversation, it’s time for us to move on to the next step.
Customizing Your Modular Building Plans
Once we have an understanding of what you are looking to accomplish, the team at Specialty Modular will get to work on drafting a set of basic designs and plans for your business. This will help you visualize what is possible with modular construction and will also give you a chance to make any necessary adjustments or changes to your plans that you see fit. Once you have the plans exactly how you want them, we will provide you with a finalized quote. If you need a proposal, we will also draft a custom proposal for you to present to anyone associated with your project who needs to see it as well.
Once the proposal is submitted, we wait to hear back from you when you’re ready to go. At this point, we also like to send a team to your site’s location and make sure that we have a strong understanding of what exactly you are envisioning and to address any possible issues that we may have missed. This makes sure that we don’t have any surprises waiting for us once we take the next step. The moment we hear back from you or your team, we start the next step of the process.
Submitting Your Modular Building Plans to a Factory
Throughout the process of creating your proposal and setting up your pricing, our team at Specialty Modular will have been in contact with a factory regarding your plans. Based on your timeline and your project parameters, our friends at the factory will start working on scheduling and building your project. Each project is unique and the factory will inform us of the required lead time to see that your project is completed when it needs to be. For you and your team, this part of the process is hands off and we’ll take it from here. Our team will keep you updated and apprised of any changes or benchmarks that are hit.
The factory, meanwhile, will begin working on your project in an ordered environment with top of the line inspection and care. You can read more about the benefits of modular construction in several of our articles. You won’t find a better environment and careful setting for your building to be constructed.
Clearing the Site for Your Modular Building
While your modular building is being constructed, you will want to make sure that your site is being prepared for their delivery. This will all have been discussed long before your buildings started being built in the factory. All of this will have been established in the planning stage with your proposal. However, now is the time to make sure that you’re ready for that building to go up, because when those units start arriving, it doesn’t take long for assembly to be complete.
You will have multiple options for your building, such as having it “Pit Set” which means your building will be at ground level on a foundation. You can also have it elevated on piers with skirting around your building with stairs or ramps and stairs leading to your entrance. Regardless of what you choose, you’ll need to start preparing the site accordingly. All grass will need to be removed, hopefully you will have a level site, and it needs to be a solid base for your building to take root on.
This stage will most likely be in your hands with a contractor to help you make sure your site is prepared accordingly. It’s a vital part and it’s very important to make sure that it’s ready
Transporting your Custom Modular Building
During the initial planning stage, we at Specialty Modular will have contacted and made arrangements to make sure that your building and each of its units is successfully transported from the factory to your site. Depending on the size of your building or buildings, this may be a single delivery, or it may take a few trips for the completed project to fully arrive at your prepared location. As the units are being delivered, our team at Specialty Modular will be monitoring their progress from the factory and onward.
This is one of the vital parts of the project where we work very hard to minimize delays and prepare for the worst. When it comes to modular construction, this is usually where we see any surprises that might pop up. If that happens, we work diligently to ensure that your buildings are delivered just as promised and that they’re ready to go for the exciting next step.
Assembling
The assembly stage is the part of the process that every client looks forward to. All of the months of planning and preparation finally come to a head where you can actually see your building coming to life. It’s an awesome moment and really makes all of the dreaming a reality. With that being said, most clients simply get to stand by and watch as our assembly crew starts the important job of putting your buildings together and depending on the size or number of buildings, this can vary the time it takes to complete the job.
However, regardless of how large or how many buildings you have, the assembly process will shock you with how quickly your buildings are put together. Taking just a fraction of the time a stick built building would take, an average four to six unit building takes around a week to fully assemble and be ready for you to start moving in. Within a week, you can be inside your custom made modular building decorating and setting it up how your business needs it to be. Once our set up crew has expertly assembled your building, it’s time to move on to the next step.
Hooking Up Utilities
While it might not be the most glamorous or exciting step, once your building has been assembled, it’s extremely important that you hook up your utilities. Water, sewer, and electricity are vital aspects of your building’s integrity and having the proper plumbers and electricians ready helps secure the integrity of your building. When the all clear is given by our set up crew, you’ll be clear to have these utilities hooked up and checked.
The reason this is a stand alone stage and why it is so important to the process mostly centers around warranty issues regarding the features of your building. If something does not work properly, our set up team will be standing by and ready and eager to help you solve the problem or acquire a replacement part from our friends at the factory. It is important to us that we verify everything is working and that everything that needs to be tweaked or fixed is done before we leave the site. Not only is it easier for us to fix any problems, it’s our goal to leave you with a building that is fully functioning.
Moving into Your Custom Modular Building
When your building is finally assembled and your utilities are fully functioning, we give your team and business the go ahead to move in and start organizing your new building exactly how you would like. We are always so excited to see what our clients do and how their new businesses impact their businesses. We will gladly stay in contact with you and want to hear about any questions or needs that we can assist you with. The work is never done and when you encounter a need for maintenance, we’re here to help.
Maintenance is a regular part of owning a modular building. It’s part of owning any building. If you have any questions or notice anything, let us know and we’ll help you out.
